1. Why do I need a structural survey on the Costa Blanca?
In Northern Europe, property standards are strictly regulated. On the Costa Blanca, building techniques and climate challenges are different, making a professional inspection essential for international buyers.

2. Is a Building Surveyor the same as an Architect or Engineer?
It is a common misconception in Spain that an Architect and a Building Surveyor perform the same role. In reality, they are different disciplines:

The Building Surveyor: A specialist in "building pathology." We are trained specifically to recognize defects, understand the physics of fabric failure, and propose remedial solutions. We focus on the condition of what is already there.

The Architect: Generally specializes in the design, aesthetics, and reformation of new structures.

The Engineer: Focuses on the structural calculations and technical specifications.

The "GP vs. Dentist" Rule: Just as you wouldn’t visit a GP for a toothache, you shouldn’t rely on a design architect to diagnose a complex structural crack.
In Spain, "Building Surveying" is a predominantly British-trained profession (Experto en Construcción), filling a vital gap in the local market for unbiased, forensic property analysis.


3. Is a mortgage valuation (Tasación) sufficient for my peace of mind?
No. Many Dutch and German expats are surprised to find that a Spanish bank valuation is not a technical inspection.
A Tasador (Valuer) works for the bank to ensure the loan is covered. They rarely spend more than 20 minutes at the property and do not test for damp or structural movement.
